Westshore Crossing

Westshore Crossing is a garden-style waterfront community in Tampa, FL, acquired in 2019 and revitalized with a $7.9 million capex budget. Originally an affordable housing property, it was transitioned to a market-rate community through a deed-in-lieu acquisition, repositioning it to meet the demands of the area’s growing rental market.

The renovation plan included modernizing units with high-end Formica countertops, updated cabinetry, gray vinyl flooring, and upgraded lighting. Community enhancements featured a fitness center, clubhouse, barbecue station, improved security systems, and refreshed exterior elements, all designed to boost resident satisfaction and attract new tenants.

In line with ESG goals, sustainability measures such as water-efficient fixtures, LED lighting, and an efficient irrigation system were implemented, reducing operating expenses and environmental impact.

These strategic upgrades resulted in a 4.4x increase in net operating income (NOI), cementing Westshore Crossing as a vibrant and desirable residential community.
